Notice of Assessment Increase

Each year the Board of Directors reviews revenues and expenses then anticipates future revenues and expenses in an effort to plan out the budgetary needs and expectations of the Association.
The Board of Directors has determined that based on the 2024 budgetary needs and projections, the current annual rate will increase $35.00 to provide for an approved full-time on-site community association manager, as well as an office within the community. Regular Assessments are due in January 2024. There has not been an assessment increase in well over ten years.
8.3.1. Veto Increased Dues: At least 30 days prior to the effective date of an increase inRegular Assessments, the Board will notify the Owner of each Lot of the amount of, the budgetary basis for, and the effective date of the increase. The increase will automatically become effective unless Owners representing at least a majority of the total allocated votes disapprove the increase by petition or at a meeting of the Association. In the event, the last-approved budget will continue in effect until a revised budget is approved.
The Board of Directors has approved an increase in annual assessments of $35.00 to be effective as of January 1, 2024. Assessments will increase from $360.00 to $395.00 annually.
